Every visit follows the same checklist, so nothing depends on who happened to show up: mow and edge, blow hardscape clean, prune and deadhead, weed the beds, then walk the irrigation and fix any head that is broken or misaimed before it costs you a plant. Through the year the crew rotates seasonal color, feeds, mulches and adjusts the watering schedule as the weather turns. You get one invoice a month and a crew lead who notices when something in your yard changes.

It starts with a walk of the whole property, not just the part you called about. From that comes a plan you can picture, a planting list suited to your light and soil, and a written price with a start date. Our own crews build it. The planting leans low-water, native and Mediterranean, because that is what looks full in August without a punishing bill. Lighting, seating and shade are designed in from the start rather than added later.

We audit the system you have before changing anything. Spray zones that waste water become drip where it makes sense, controllers are replaced with weather-based units that skip watering after rain, and broken valves and leaks are found and fixed. Where water runs toward the house, we correct the grading and add French drains so it runs away instead.

Patios, paths, steps, driveways and retaining walls on a properly compacted base with drainage tied in. Design is included in the quote, so the price you see is the price.

The difference between a patio that stays level and one that heaves is underneath it. We excavate, compact a proper base and tie drainage into the rest of the yard before a single paver goes down. Materials are chosen to match the house. Design is part of the quote, so what you approve is what gets built.

Los Angeles runs on big screens: ficus, privet, podocarpus, and the olives, citrus and jacaranda that frame them. We shape and thin for privacy and light, keep hedge faces crisp, and lift crowns so lawns and beds underneath get sun. When a tree has to go, we remove it and grind the stump.

About half of our work is commercial or multi-unit: apartment buildings, condo associations, small retail and management portfolios across the Westside and Mid-City. Service runs on a fixed schedule, billing is consolidated across properties, and boards get service logs and photos on request. One number answers between visits, and we are used to budgets, approvals and walkthroughs.
